Big Open House Weekend in Littleton

With the weather changing and the sun coming out this weekend, don't be surprised if there are open houses on every corner. My listing in Columbine Knolls South (just West of Wadsworth off of Chatfield) will be no different...I will be holding it open on Sat & Sun from 10-2! But I went a step further...I have contacted all the other agents who have properties for sale in that area and asked them to also hold their properties open. Why, you ask? Well this way, when YOU take the time to come out and see a property...you might as well get the most out of your time and look at everything! -At least that is how I see it.

Don't forget the tax credit is rounding the corner of expiration...you have to be under contract on a property by April 30 and close by June 30...that doesn't leave much time. "OK, OK, enough all ready with the tax credit," is that what you're thinking? Well, I still believe this is true, BUT there are more reasons to buy right now. I read an article on Friday that said interest rates are still at an all time low (duh), but they say that in 6 months, they estimate that interest rates could jump 1.5% (remember, this is coming from experts who track this kind of thing, no one has a crystal ball)...with a little interest rate jump, it affects a mortgage payment by $104 a month! Now that is putting it into perspective!

Are short sales the "norm" in Colorado?

I wrote another offer on a home last night that just happens to be a short sale. Short sales have been around for a while but now they are everywhere! I search every morning for my clients to find whatever new homes are on the market and I would say that 9 out of every 10 are short sales. They are not so back to work with....its just the waiting that is the pain. But lets think positive...as soon as we can get all these homes sold (short sale), the market will be even....and then its only positive from there!

Don't be scared of a short sale...you just have to be a little patient!
